The Government is introducing a new ‘Register Your Rental Property’ service, which will require landlords with assured and regulated tenancies to register themselves and each property they own. An annual registration fee of £65 per property will apply. Landlords will be responsible for ensuring that their properties are registered and that all required information is provided.

The service will be rolled out across England in stages, with registration opening in the South West from 15 August 2027. Landlords will have until 14 November 2027 to complete their registration.

 

How we can help

As your managing agent, we are committed to supporting you throughout this process wherever possible. However, the Government has confirmed that further guidance for letting agents and property managers will be issued ahead of the rollout. This guidance will clarify the information that agents will be permitted to provide or submit on behalf of landlords.

At present, landlords remain responsible for initiating and completing their registration directly, as well as ensuring that all required information is provided.

 We are currently awaiting further guidance and, unfortunately, it is unlikely that we will have a clear understanding of how managing agents will be able to assist until closer to the first rollout in December 2026. We will keep you informed and provide further updates as soon as more information becomes available.

 

Safety certificates

For landlords whose properties are fully managed or on our Rent & Collect service, we already ensure that all required safety certificates are kept up to date and that the properties remain compliant as part of our management service.

For landlords who use our Tenant Find/Let Only service, we strongly recommend taking this opportunity to ensure that all required safety documentation is up to date and in place. The registration process is expected to require details of key documents, including Gas Safety Records, electrical safety certificates and Energy Performance Certificates (EPCs).

If you are unsure whether your property’s certificates are fully up to date, we recommend reviewing them now and arranging any necessary renewals. Taking action in advance will help ensure you are prepared for the new registration requirements and minimise the risk of any last-minute issues.

We will continue to monitor the Government’s guidance closely and will keep you updated as further information becomes available. Once the registration process and the role of managing agents are clearer, we will provide further details on how we can support you.
