With the new year upon us, we thought this would be a great time to update you on the Island market and the prospects for 2019.
Despite all the Brexit uncertainty, 2018 proved to be a positive year with stable prices, strong demand for attractive and correctly priced properties and a significant uplift in first time buyer demand – thanks in part to the Stamp Duty exemption that the Chancellor brought in at the end of 2017. We see more of the same in 2019 with a stable market, good demand especially for family and first stepper homes. Careful, evidence based pricing coupled with great marketing will be the keys to a successful move in 2019. If your agent isn’t enthusiastic, then the buyers won’t be either!
2018 was also a year when the decision to use a trusted, local, full service, ‘bricks and mortar’ agent proved to be a wise choice.
In our experience, the so-called online only agents found it more challenging than most with some, such as Tepilo and Emoov, going bust and into administration.
That left sellers who had already paid upfront, high and dry. Not a happy story, just before the Christmas break.
